Since December 2007 it has been a legal requirement for all residential home owners to have a HIP prepared prior to marketing their property. The purpose of the HIP is to provide purchasers with information that is specific to a particular property and to help them make an informed decision about whether or not they wish to purchase it. The HIP was also created with the intention of speeding up the buying and selling process. 

From the outset HIPs have caused a great deal of confusion among homeowners, firstly in respect of what they must contain and secondly in respect of the options regarding getting the HIP prepared.

Although HIPs can also be prepared by an estate agent or by various independent HIPs suppliers, the Law Society recommends that sellers use a Solicitor to generate the HIP as it is the only way to ensure the HIP is fully compliant with all legal requirements.
